Building on land you own or have purchased. We structure the construction facility from the land settlement through to final draw and conversion to standard mortgage.
Buying land and engaging a builder simultaneously. We coordinate both the land purchase loan and the construction facility, often with the same lender for simplicity.
Demolishing an existing property to build new. Valuation is based on the completed build value, and we manage the lender's requirements around demolition and DA approval.

Unlike a standard purchase, a construction loan doesn't release all funds at settlement. Lenders advance money in stages — typically slab, frame, lock-up, fit-out, and practical completion — and you only pay interest on the drawn amount during construction. Once the build is complete, the loan converts to a standard principal and interest (or interest-only) facility.
The lender will also require a fixed-price building contract, registered builder, council-approved plans, and a progress valuation from their nominated valuer. Getting the paperwork right upfront avoids costly delays during the build.
